The Senior Real Estate Representative is responsible for managing the real estate operations and store growth of a designated region(s) as well as negotiating agreements to ultimately achieve the organization’s real estate growth goals. This individual collaborates with a Real Estate Manager, Senior Manager, or Director and cross-functional departments to ensure the highest quality stores at superior locations. Up to 50% travel required.
Duties and Responsibilities:
· Provides management of the regional real estate activities including land and building acquisitions, leasing, site location and selection, and the disposition of underperforming stores and surplus properties (if applicable).
· Negotiates agreements, contracts and leases for existing stores and new sites with full ownership of regional market
· Collaborates with the Legal, Engineering, Design, and Construction departments to ensure department and regional real estate goals are met, and partners with these teams in the development process.
· Maintains an overall knowledge of the processes, procedures, and legalities within the region.
· Provides ongoing analyses of existing stores’ metrics and new store performance projections; creates and implements solutions to enhance performance and profitability.
· Conducts on-site visits to evaluate potential locations, gaining firsthand insights to inform decision-making and negotiation strategies for ownership.
· Offers advice on differentiating between various store types; RaceTrac, RaceWay, or travel center based on best use of land.
· Collaborates with the real estate analytics team to analyze financial and market research data for each site.
· Conducts or oversees inspections and evaluations of prospective property acquisitions.
· Interacts with potential sellers to understand their requirements and effectively market the properties.
· Work closely with A&D, Engineering, and Construction teams to ensure that project designs are feasible and aligned with objectives.
· Present proposals for each site at real estate leadership committee meetings, including details on leasing or purchasing options, ROI, project estimates, site approval criteria, and any potential challenges.
· Conduct or coordinate inspections and evaluations of potential property acquisitions.
· Connect with prospective sellers to grasp their needs and tailor marketing strategies for the properties.
· Mentors and develops Real Estate Analysts as needed.
Role is currently open to the Atlanta, Dallas-Fort Worth, Miami-Fort Lauderdale-West Palm Beach metros.
4+ years’ experience with full development lifecycle, real estate acquisitions OR 5+years’ related commercial real estate experience strongly preferred
3+ years internal experience in Real Estate, Construction, Engineering, or related field
Proficient with MS Office Suite preferred
